1) Are pets allowed?

YES! :) All Pets must be approved and a pet addendum signed.

Dog weight limits:
• 1-2 Unit dwelling and townhouse style units - No weight limit.
• 3-4 Unit dwelling - 50 lb weight limit.

** No dogs under one year of age.

 

 

2) Do you let us out of our lease if we want to buy a house?

HOME BUYING POLICY ~ If our tenant purchases property through HomeTeam4U during the term of their lease, our tenant's lease will be amended to end in coordination with the tenant's first mortgage payment. Tenant must contact Marquee Management Services, LLC prior to viewing property to exercise this clause. Approved home buying forms must be signed by all parties.

 

 

3) Do you charge a fee for late rent?

Yes - $25.00


4) Do you charge a fee for bounced checks?

Yes - $25.00 + late fee if it applies.

 

5) What are you application policies and criteria?

Marquee Management Services, LLC believes in providing quality service and a safe, clean environment for its residents. Therefore, we have established consistent procedures for review of rental applications. We ask that each prospective tenant fill out a complete Application for Tenancy form. Each application is thoroughly reviewed and accepted or rejected based on the criteria listed below.

 

 

Application policies and criteria:

  1. All prospective tenants will be informed of the availability of apartments, tenant selection criteria, and rental policies, including a copy of the lease and all addenda. Each prospective tenant will be provided and application for tenancy. 1.   2. Each adult applicant (over 18 years of age) must fill out an application completely. Incomplete, inaccurate or falsified applications will be rejected.
  3. The rental unit will be available to the first applicant who completes the application, provides identification as requested and fulfills the following criteria: Income-- Specific % per unit or prove ability to pay, the applicant must document 12 months of 1) payment of a comparable income-to-rent ratio, and 2) comparable rental amount. Employment-- 3 months minimum employment, Credit -- little negative credit & no outstanding judgments, Housing History--good references from 1 or more previous Landlords or Mortgagor.
  4. Management reserves the right to reject any application that is incomplete, falsified, or does not meet qualifying criteria. Management reserves the right to modify the criteria, subject to current market factors.
  5. None of the following factors will be used to assess an application: race, color, national origin, gender, religion, disability, age ( over 18 ), family status, marital status, lawful source of income, ancestry, sexual orientation, physical appearance, political beliefs, military discharge, student status, and arrest/conviction record (excluding applicants who have a conviction record that would cause a reasonable person to have justifiable fear for safety of other residents or employees).
  6. We will make every reasonable effort to check application promptly, but please remember that the time required depends upon the availability and cooperation of your reference sources.
  7. The unit will be available until the first qualified applicant(s) sign(s) a lease.
